Advice/Question What to do with my rent-stabilized studio while traveling?

I pay less than $1,500 a month currently for a large studio deep into Brooklyn. It's rent-stabilized and the rent won't go up the next few years with the new regulation. I need to travel for the next six months, possibly longer (up to a year). I tried to find a subletter but the people I interviewed seemed flaky or did not give me good vibes.

I am now considering leaving the unit empty for a few months at least while figuring out my travel life and where to go next. I do plan on returning to New York after the time or within the next year. What would you do in this situation - don't have a subletter lined up but can't double pay rent (here and in the new place), at least not for the full six months? It seems like a really bad idea to give it up since the rent is so high right now in the city... Would you just keep it and leave it empty?

Advice/Question has anyone ever broken their lease because they won the housing lottery? (nyc)

i may have won the housing lottery but the move in date would be within the next two weeks nov 1st. my current lease ends feb 28. i currently live in the ues and i dont think it will be too difficult to find someone to take over my current lease by nov 1. however, i really want to get my security deposit back. my landlord is a company - i dont know one specific landlord so i would have to reach out to them. does anyone know how i can frame this to them in order to receive my deposit back in full? should i tell them the truth abt the lottery or should i somewhat stretch the reason?

My upstairs neighbor has been doing this at 7am every other day and it’s louder than the construction tbh anything we can do about this? We tried to email management last months already and they said they have carpeting and they r just living day to day without making excessive noise so nothing can be done. I tried to leave a few notes (with food and dinners and lunches) with the upstairs neighbor and they reported me for harassment to management. I honestly don’t know what to do at this point / do I send this video in? What are possible solutions - pls help! I haven’t been sleeping more than 4 hours everyday it’s causing me to lose hair too 😭

Hello! I have a big room available in a 2bed/1bath in Crown Heights off Park Place & Albany. Laundromat attached to building! Super convenient, in-between the 2/3/4/5/a/c/e & lots of buses. 1 block away from the beautiful Brower park. The street is tree lined & quiet, with many grocery stores, cafes & restaurants nearby. If you have a car, it’s always easy to find parking.

The 2nd bedroom is on the other side of the apartment, and the roommate is incredibly quiet & clean! The landlord is very kind & responsive, I’ve had no issues.

Move in December 1st, or available mid November if needed. No cats, but small dogs to be approved by landlord.

Advice/Question CityFHEPS

I need advice. I'm on disability and just realized that they closed my CA case. What should I do? From my understanding I needed the CA case for the subsidy. The cityFHEPS is still active though. This happened after I submitted case change for SNAP to change my address.

Is this a scam? Yes, probably The utilities in new construction lottery buildings GROWING

Been noticing the utilities keep growing in new and recently built lottery buildings. Especially when it comes to everything moving to electric. Just saw one where electric included stove, heat/ac AND hot water. Thats a bill that will annually grow higher and faster than the rent increases!

Advice/Question My rent stabilized apartment is killing me. Should I move now or wait it out? UPDATE and thank you

TLDR; I got a big raise and could afford a high cost apartment. My rent-stabilized 1 bedroom apartment in Brooklyn was just under $2,000 a month but making me miserable: roach problems, a recent run in with a mouse my cat killed. Bad repairs. An oven that melted the knobs. And security issues in the building; unhoused people tried to sleep in the hallway over night. But it took a toll on me mentally: I was afraid to turn on lights at night in case of seeing bugs. I'm a homebody.

Full thing here

UPDATE 10/16: (updated in post, too)

I moved.

I read all the comments and advice after I posted this, and genuinely appreciate everyone who took the time to respond.

I contacted my landlord after everyone told me to do so to see to repairs. They came to look at the stove (I was told it was fine but haven't used it since), unclog the drain, replace the top deadbolt and spray for pests within 48 hours. The last straw was how they fixed it: they just completely removed the sink stopper. Just like how my fridge wouldn't shut and they just took out a couple shelves.

I considered hiring out and have them fix the apartment myself...but I've been telling myself that for two years and I never did it. And the building is more the problem.

Then I saw more and more bugs, even after they sprayed, and I had to leave. I couldn't cook or clean or stay same with the idea of more pests and mice. It was also extremely cold when it was like 55 degrees because the heating wouldn't kick in. I toured other places in v well-maintained buildings in beautiful neighborhoods, but it was always compromising on something: space, full-sized appliances, light. But I've done the old brownstone route for 7 years and I needed a change.

My former landlord is not a bad guy. This is an old building (over 100 years old) and he's fair and responsive. When I first moved in 5 years ago, he let me use one of the spare apartments nearby to store all of my stuff rent-free until I could come back two weeks later when the move-in was available. He also is letting me just break the lease since I've been a good tenant and gave me a letter of recommendation, no question.

I moved out this week and and into a new apartment with amenities I have never had in NYC: washer/dryer. Dishwasher. Doorman. Trash chute on the floor. An elevator! Space! It's significantly more money but I also was so miserable saving the money. It's not perfect, I know that -- I need to deal with a weird musty odor from the washer/dryer that hasn't been solved with those cleaning tablets and the windows will need to be cat-proofed -- but it's better than I could have hoped.

I think I was just really tired of living like I was still broke in my 20s. I think some of it was hard to compare to friends/family in the suburbs who have all these things. I absolutely understand what a lucky and fortunate position I was in to just move out and onward. I'm going to give it a year and if I am still unhappy, I'll know it's time to leave the city.

Sincerely, thank you to everyone who commented and messaged me! (Also will take any advice on how to get rid of this lightning bug smell when I open the closet with the washer/dryer).

Is this a scam? Yes, probably What IS this?

Saw listing for a W Village one bed on FB. Googled broker and she seems to be employed by a major RE company. I messaged asking to see the apt and she replied asking us to do a zoom later in the day to discuss. She tells us it’s a leasebreak, won’t share the location (or even the block) because “it’s still occupied” in spite of offering to take us to see it this weekend. Told us it’s illegal to even share the street name due to tenant still living there (WHAT?!). The catch: we would owe the broker fee and would have to sign an exclusive broker engagement contract to see it! Btw - the lease is up in June so she’s asking for a full fee for a short lease (can likely renew but that is not clear). We declined. Totally unhinged.

Advice/Question NYC condo renters: Has anyone gotten an exception to a no-dog policy?

My partner and I are moving back to NYC and looking at renting a condo from an individual owner.

We found an apartment we really like, and the owner is okay with our small 12 lb dog. However, after looking into the building's rules, we discovered that dogs are only allowed for owner-occupants, not renters or subtenants.

Curious if anyone has dealt with something similar:

  • Has anyone successfully gotten an exception from a condo board for a small dog?
  • Does the owner's approval carry any weight with the board?
  • Are these policies usually strictly enforced, or is there room for exceptions?

We're not trying to sneak our dog in. Just wondering if it's worth asking the board for an exception or if we should move on.

Would appreciate hearing anyone's experience!

Advice/Question Furnishing is stressful. How do you do it without breaking the bank and without a car?

As I'm in a one-year lease, I really don't want to buy new furniture that is expensive and that I may not want to keep if I move apartments. I'll likely upgrade apartments and my current place is small, so furniture I buy, I view as "temporary."

Scouring FB Marketplace for second-hand is great, until the furniture item is too big like drawers or cabinets or shelves, because I don't have a car. Similarly, I'm sure if I buy that furniture, getting rid of it if I move presents similar difficulties for the carless.

I'm in need of a couch as well but I don't know how I'd move it easily, and my roommate doesn't trust second-hand couches due to the bed bug risk. Thirdly, our apartment is a walk up, at the end of a narrow stairwell: you walk up the narrow stairwell, and go left. It's a tight fit and a couch may have difficulty fitting let alone just getting it up the stairs. It would fucking suck if we buy a couch, transport it, and it doesn't even fit in the door. We already had difficulty fitting several other items in the door.

At this point I'm feeling more and more content with just having a barebones apartment which sucks.

How do you guys manage to do it? Do you just hire some uber or task rabbit to help bring in second-hand furniture? That almost feels like it defeats the purpose because of the added cost. I've transported some furniture items like tables with friends across 1-2 mile treks, but that's the max we can handle.

Advice/Question Guarantor services

Trying to understand my options, both of my parents are now retired and have previously signed as a co-signer/guarantor for my apartments when I didn't make 40x. I'm unsure if this will be an issue when I go to sign for a new place so I'm trying to look into guarantor services as a backup. I understand there is a fee (dependent on the company) but essentially I would have to pay first month and security to the apartment management AND ALSO a sometimes 50-75% fee to the guarantor company??

Looking For Short Term WE NEED A PLACE TO LAND. LIKE, YESTERDAY.

Family of 6 (2 adults, 4 teenage kids) + one well-behaved cat urgently seeking a 3–6 month sublet starting November 15, with flexibility to shorter or longer stays.

Furnished or unfurnished. Brooklyn preferred, but open to Manhattan or any other location if it’s a reasonable commute to the kids’ schools. (Windsor Terrace, LES, Barclays, and Red Hook)

Budget up to $6,500/month (with some flexibility). Strong income, excellent references, responsible adults (despite what our current housing saga might suggest).

After a house flood, multiple temporary moves, and a long-term rental falling through, we are officially running out of plot twists.

If you know of ANYTHING — off-market, lease takeover, someone going away for the winter — please DM me. We would be endlessly grateful.

On a personal note. This is my last Christmas with my daughter before she leaves for college, and the thought of spending it in a hotel is breaking my heart.

Picture of us saying good-bye to our current temp place for the algorithm.

Advice/Question What does your actual due diligence routine look like before signing an NYC lease?

Serioously, with viewings usually taking from 10 to 15 minutes, you barely get a real sense of the building's problems. My standard routine has been pulling the property on HPD to check open class B/C violations, checking DOB for unpermitted construction, and reading tenant feedback on open igloo to see how quickly management addresses emergency maintenance.

ANything to add to my list? What specific public records or red flags do you always look for before handing over an application fee?
