WA Questions for final inspection

Good morning everyone.

I have finally found a property which I do regret a bit with the falling prices. However, next week I have a final property inspection with the agent. Just wondering what should I be looking for and anything specific to note. I had full inspection done and they noted multiple issues but the agent will not even let me speak about any of them. He is very rude and will not even let me speak on anything. He is the reason I want to pull out at this stage. Just his attitude it making me feel like nothing. Biggest purchase of my life and being treated as a door mat. I am tempted just to tell him at the inspection that I pull out. I am happy to loose the small deposit I made when house prices have been falling here.

Sorry I know I waffled on just regretting things.

Thank you for the feedback

Ahh what?...

From what I can make of what you have said, you have done your building and pest inspection and satisfied that condition and also satisfied your finance condition... So your contract is "unconditional" now right?

In that case, no you can't really be bringing up random things asking for them to be fixed, the time for that was before you satisfied your building and pest condition.

The "final inspection" is basically just to make sure the previous owners didn't host an open house party in it the day before handover and trashed the place. If the place is in essentially the same condition it was when you inspected it, then you really don't have a leg to stand on here if you choose not to settle.

Not only will you lose your deposit, the owners can sue you for the difference in what they end up selling it for. Say they sell it to the next person for 100k less, they can sue you for 100k + all their additional costs due to you not settling, probably 150k in total. Think carefully.

Ignore the agent, they work for the seller. have all your issues go via your conveyancer.

Youre looking for anything thats broken or not functioning. Turn every light on, test every tap, toilet, appliance etc. Make sure the place has been cleaned. Make sure all the inclusions in the contract are there.

Think of it a bit like moving into a rental.

I went with a settlement agent who will not answer the phone and in the email said all conditions were meet and we were to proceed even though there are shower issues and minor ones like no installation blocked down pipes and water settlement

Contact a property lawyer

You shouldnt be dealing with the agent, its not their job - your lawyer should be dealing directly with the vendors lawyer. Thats their job.

I had never bought a place before so went with a settlement agent who is just terrible and say it is fine yet the report has issues with the showers and roof and drains
