SA Property manager fees - expensive?
I’m looking to rent out my property, looking at different agent fees at the moment. Can anyone tell me if this is average or pricey.

Way too expensive wtf.
2.2 weeks letting fee? Inspection fees? Plus management fee? I’d run, and fast.
Note: my view is based on NSW prop management

SA agent here. Reasonable compared to the market. Howver once you get to 6% and under that's the budget agency area. They're probably doing high numbers, medium service.
But personally I do find the charge for ingoing and outgoing inspections to be unnecessary if they're charging 2 week letting fee. It's part of that general process imo

The percentage is based on the dollar value of the rent. So without knowing what the rent is, it’s not easy to say if it is expensive or not

6.6% is high, should be under five. Also 2.2 weeks rent for letting is ridiculous. Should be one week

1.1 weeks rent renewal, the audacity lmao. F these agents have no shame lol. Especially if they are keeping the same tennants.
Agent "hi your lease is coming up, would you like to renewal"
Existing tenants "yes" + some questions
Agent proceeds to charge 1.1 weeks of rent ....

I just self manage. Save 2-3k and spend the money on tradies for maintenance and upgrades instead, everybody is happy.

Shop around. Get quotes from all PM's near you. Pretty much all of these fees can be negotiated or removed entirely.

Depends on state and rent amount. 5.5% all inclusive (except leasing fee, advertising and tribunal) is the going rate in Sydney and Melbourne.
The hick states seem to be the most expensive

What state are you in? If your property is not some higher end property and this agent is providing high service level, it does look very high to me.

Depends where you are? For Example some people here are saying 5-6% for Melb where Brisbane is average 7-9%

6.6% isn’t out of the ordinary but the fees for the inspections, lease renewals and EOFY are ridiculous

F that! 1.1 weeks for a lease renewal?! All they do is change the dates and get the tenants to sign?!!
