I've got a solid opportunity to build a custom home in New Waverly or Willis, north of Houston and Conroe. What draws me in is the wooded setting and being near Lake Conroe.
The thing is, I've been a suburban guy my whole life. I currently live in Pearland, which has been great—plenty of amenities, restaurants, and everything close by. But I've always been drawn to wooded areas (my girlfriend used to live in Arkansas and I really liked the feel of it), so this has been on my mind.
How much of a culture shock would it be going from Pearland to a more rural, wooded area like that? I know I'd be leaving a lot of the diversity behind. On the practical side, I don't mind a 45-60 minute drive to work at the Med Center. I-45 South can get ugly and it might run longer some days, but my car drives itself so that takes the edge off.
Cost-wise, $500k in Pearland or Manvel mostly gets you into a master-planned community with an HOA, somewhere around 3,000 square feet or less, and a lot that's under an acre. Up in Willis or New Waverly I'm looking at 1 to 5 acres with a custom home.
I'm not in any rush—this is more of a 1-3 year plan depending on interest rates and whether we see a real economic slowdown. Just brainstorming and doing some research for now.
On paper it seems like a pretty clear trade-off: about 20 minutes from Conroe and 30 minutes from The Woodlands for restaurants and amenities, with Houston not much farther. Feels like I'd get more bang for the buck building something custom in the woods than staying in the Houston suburbs. Just my take.
