Expat/Tourist Question Realistic Apartment Prices

So, I am moving to Hannover from Munich and I am surprised to see that for smaller apartments the price difference is not that much, which is shocking considering Munich has the most expensive rents in the country.

Am I looking at scams? What is a normal price for a 2 bedroom apartment not too far from the center?

(I am currently renting a studio in Munich for 780 warm, and I am seeing studios for the same price in WG Gesucht and Kleineanzeige. It is not an old contract, I moved in earlier this year).

A 2 bedroom can be 40 m2 or 80 m2. Last renovation can be 40 years ago or it can be a new build. It literally says nothing.

New construction in a good location will be around 20 €/m2, but shitty apartments in undesireable locations can be as low as 6-8 €/m2.

Whatever you pay will probably be anywhere inbetween, depending on your needs and wants.

As mentioned it all depends on size, location, renovation, build year.

Anywhere from 6-20 euros per square m.

To give you a good idea see this website, at the bottom look at the “Hannover Mietspiegel 2025”

https://www.hannover.de/Leben-in-der-Region-Hannover/Planen,-Bauen,-Wohnen/Wohnen-Immobilien/Mietspiegel/Mietspiegel-für-die-Region-Hannover

It has a map of Hannover , size, and year built.

Hopefully that helps

I moved two years ago and I paid about 1200€ warm in Munich for 55 m² in Neuhausen. And that was still cheap as it was a Genossenschaft. Similar flat usually cost probably 200€ more. Now I pay 900€ for 75 m², but in Hannover Misburg. So further from the city center than in Munich. In Hannover Südstadt a similar 75 m² flat would probably around 1100€ or so.

I think you got rather lucky with your flat in Munich. Like 5 years ago I rented a single 20 m² room in a new build place for about 600€. IT was a place to stay for the people working at the airport and owned by the airport. Especially people doing an apprenticeship.

You should know that Hannover is rather small so looking further outside the centre won’t cost you an insane amount of travel time.

I got my current contract in 2020 to be fair, but my 2 room (1 bedroom) flat costs me 571.30 € warm for 57m²

Yeah, I think it is just that my office is not that well connected, cause from a lot of places it is like 40 mins by public transport (I don't own a bike yet and have no driver's license).
