Locals Discussion Pinelands RAAF Houses
Has anyone had much experience with the RAAF houses sitting in the field in Pinelands?
I'm interested in getting one of them but I'm not sure on how much work they would need to become livable. Like rennos, electrical work, there general condition ect.

Also factor in their age. They were old when they were moved the first time. Limited insulation, suspect electrics, depressing bathroom, and asbestos at least in kitchen area. Someone said they looked at one and the spongy/flex in the flooring put him off.

I believe they were built late 70s, early 80s.
And not built to be transported....

My son who works in the industry said. That they're still there because there wasn't enough support for the bottom and they are all bowed. Way too much work to have as a fixer upper. If you go down the road of those expandable containers. They leak. So you need to have a roof. The last figure I heard was that they cost approximately $100,000 to have set up for you.
Cheers

I’ve always driven past and thought everything needs to be redone, might aswell build something new.

I looked into it a while back. You can’t put them on a town block only rural I believe. The sense I got was all the really good ones are gone. There’s a few around where I live and they vary a bit but they’re still obviously pretty old houses. That said, you’re going to struggle to find anything as cheap or as quick to erect

Yeah I figured that, shame they can't go on a town block. Luckily I'm working on finding a rural block to (hopefully) put one down

You will need to bring them up to current building certification requirements which could be costly, approx $300k since most are highset

I think most of the semi decent ones have been sold and it’s just mainly the below average ones left. Depends how much time and money you have to do it up/renovate. Although there have been ones bought and done up and look quite nice.

I know a guy who bought one for his block out near berry springs. I think he paid around $70k for the building?
By the time be transported and set it up, replaced electrics and plumbing that didn't meet code or survive the moves, he was up for more than the cost of a brand new build.
He certainly had major regrets.
I think there's a reason most are still sitting there so long after they became avaliable....
