Floor plan
Considering buying this house. It's only 1 bathroom and we would really like to add a half bath. Any suggestions? Open to moving walls etc... sewer line is in the basement ceiling.

What light fixture should I go with here?
galleryThe bathroom above the kitchen flooded and we need a new light fixture. The pompoms are leftover from a party. Any thoughts? Our house has an eclectic/boho vibe.

Kitchen Layout HELP
Hey, I have recently got my house plans, I have been getting mixed reviews about this door in the kitchen (circled above).
This door goes out the hallway and it is the only entrance directly into the kitchen. The other way is through the open plan living room.
Do ye think it is ok to be coming into the kitchen and being directly between the island and the cabinets? I have never thought about this but a family member mentioned it to me.
PS, the door above it is into the pantry. My cooker will also not be on my kitchen island.

Trim Paint Advice for Dark Academia Office
galleryI've been renovating my office into a dark academia style, but I've been having trouble deciding what to do with the trim and crown moulding. This is the first time living in my own space and I'm not very familiar with home design.
The walls are painted with a velvet forestwood green from Sherwin Williams, and the bookshelves are painted with a satin of the same colour to help them stand out a little. I also have a test jug of satin rookwood shutter green from sherwin I was considering.
I don't like the way it looks with the original white paint on the trim and moulding, and so far my thoughts are to either use the satin forestwood, or to use a darker colour like the rookwood. I painted a small section of the closet door trim with the rookwood to see how it looked next to the forestwood walls, but I'm not completely sold on it and am experiencing analysis paralysis. Would a different dark green/colour look better? Should I stick with rookwood? Should I just paint the trim the same as the bookshelf like a colour-drench style?

Where would you put a queen bed in this room?
Window, bathroom door, closet, and fireplace door make it difficult to find a good spot for a queen bed to go here. We are considering buying this house and love almost everything about it but not sure how we could configure this room. Right now we’re considering bed in front of window which isn’t ideal, but not sure how I’d fit 2 side tables and a queen bed along side the left wall. I tried to do the dimension math but can’t tell if I’m calculating wrong or if the room is bigger than it seems in person (no furniture in it). Our queen bed frame is 61 inches. TIA!
