General Discussion The actual numbers on Cape Town rental property in 2026, including the short-let rule change most hosts haven't read yet

Every week there's a thread about rents, so I pulled the current figures together in one place. Numbers first, opinions after.

What the market is doing

PayProp's Q2 2026 index puts Western Cape rent at R12 561 a month, up 9.7% year on year — the fastest in the country, against a national average of R9 715 and national growth of 5.2%. Remove the Western Cape and national rental growth falls to 4.3%, which is below inflation. We are the entire rental growth story in this country right now.

The other number that matters: 12.3% of Western Cape tenants were in arrears in Q2 2026, the lowest ever recorded for any province in that index, against 16.9% nationally. In plain terms, Cape Town tenants pay, and they pay more. That is why the yields here are the thinnest in South Africa — the market has already priced it in.

The yield problem, in one table

Gross yields in Cape Town run around 9.5%, against roughly 13.5% in Johannesburg. At prime 10.75% (repo 7.25% after the September hike), a 90% bond on a R1.5m unit costs R13 706 a month. Rent needed to break even, after vacancy, levies, rates, maintenance and management: about R19 868. A 9.5% yield on the same unit produces R11 875.

That gap, about R6 700 a month, is what you are paying for the privilege of owning here. It is a capital growth bet, not an income one.

Short-lets: the rule change

This is the part that matters most and gets the least attention. Two separate things are landing.

  1. The City published its draft Short-Term Letting By-law for comment in August 2026. If adopted, every property listed on Airbnb, Booking.com or anywhere else must register with the City, display a registration number on each listing, and share availability data.

  2. The 2026/27 rates policy treats a property as commercial accommodation — and therefore commercial rates — if it is available for short-term letting for more than 50% of its annual room nights, where room nights are bedrooms × 365. Commercial rates apply from July 2027.

Read that second one carefully. The test is availability, not occupancy. If you list your two-bed all year, you are at 100% of room nights available, and you fail the test whether you get 40 bookings or 400. A lot of people who currently list year-round "just in case" are going to find themselves reclassified.

Does the short-let maths still work? Roughly, yes, for now. A two-bed at R1 400 a night at 65% occupancy grosses about R27 700 a month. Take 45% for cleaning, linen, platform commission, utilities, insurance and void nights and you land near R15 200 net. Against maybe R9 000 on an equivalent long let, that is a real premium. But it assumes you are running it as a business, not leaving keys with a neighbour, and it assumes your neighbour does not complain, because the by-law gives the City enforcement teeth it currently lacks.

What I would actually do with capital here

If you want income: the maths favours the less fashionable end — the Southern Suburbs flat near the train line, the Bellville/Parow stock with a garage, anything a nurse or a teacher can afford on a single salary. Yield comes from price point, not postcode.

If you want growth: accept negative carry, buy the worst house on the best street, and be honest that you are speculating on the city's continued inward migration.

If you want neither of those headaches: listed SA REITs have delivered five consecutive quarters of above-inflation distribution growth, with rolling 12-month growth at 10.58% to June 2026. No rates clearance, no 2am geyser.

Happy to be told my maintenance and vacancy assumptions are wrong — those are the two lines I cannot audit from the outside, and everyone understates them.

Looking For... Random request: Poodle dog

Hey everybody, random request but I am trying to find out how to best find somebody with a poodle dog who would allow me to use their dog (with them in attendance) for a photo shoot in public that would take no more than 5 minutes.

Can anybody advise if there's any app or website to find somebody who has a poodle dog and would be willing to do this. Nothing weird, just an art piece/photo opportunity I've thought of.

Thanks!

Looking For... Practicing conversational French

Hi everyone :)

I’m 26F and have been learning French for almost a year now. I work with a French teacher that I see weekly and I also try and engage with French media (series, youtube, tiktok etc) but I’ve realised that my biggest disadvantage is that outside of my weekly lessons, I don’t have any reason to practice speaking French with anyone.

So I’m looking to potentially meet other people in Cape Town who are also learning French and would be keen to have conversational French meet ups over coffee some times. Or alternatively if anyone knows of any groups that already do things like that, I’d be very grateful if you could guide me in their direction.

Many thanks! 🙏🏽 🩷

PSA Free pet vaccinations and microchipping at Sea Point Promenade, 25 October. Volunteers needed too

Hi everyone, sharing this on behalf of AWARE Foundation NPC.

We’re holding AWARE Foundation Community Day at Sea Point Promenade on Sunday, 25 October 2026, together with EarthPet and EarthPet Vet. There’ll be free vaccinations and microchipping for eligible dogs and cats.

If this would help you or someone you know, you can book an appointment here. Each pet needs a booking, and there won’t be walk-ins. Please keep your confirmation and bring dogs on a secure lead and cats in a carrier.

We’re also looking for volunteers to help on the day. If you’re available, the details and application are here.

Please pass this on if you know someone whose pets could benefit. We’d appreciate the help getting the word out.

Looking For... Any Business coaches / mentor

I'm in the northern suburbs and need advice or guidance.. I’m building an HR consulting business, currently pre-client, working on it full time. Looking for someone who’s actually run or scaled a service/consulting business before, to bounce ideas off and get a reality check from time to time.

Not looking for a generic business coach who’s never run their own thing. Ideally someone who’s been through the early, no-clients-yet stage and can speak from real experience, not theory.

Open to paid mentorship or a more informal arrangement if there’s a good fit. Any recommendations, or if you’ve done this yourself and are open to a chat, would appreciate it. or any guidance on where i can find this person..

Looking For... Help: Need a Club with Good positive house/dance music

Hey I’ve been between Durban and CPT for a while and I seem to have lost touch with the pulse of CPT nightlife.

Can anyone recommend cool clubs that play good upbeat music like Ibiza vibes ,black coffee, nitefreak, lyyki li and for example some of the old Sam Smith house mixes like that “La La La “ song.

In Mhlanga I enjoyed Sunsets and Mermaids ,I’ve tried a few spots in CPT but they seem to either play strictly SA music (which I love) or very grunge Germanic house and I kind of need a boppy kind of place you know?I haven’t been to Cafe Caprice in years so not sure it’s that kind of vibe but I’m thinking of trying it.

Not sure if I’m making sense but I’d appreciate recommendations ❤️

Vent / Complaint Just a vent

I'm coloured "bra" from the Garden Route, in Cape Town since 2009.

I'm honestly so tired of all the politicing in not just the Western Cape, but South Africa as a whole.

This rhetoric of "I don't have job because of x from the Eastern Cape" or "y from Zimbabwe" is becoming unbearable.

I'm tired of being labelled as a "traitor" simply because I have different beliefs, different values or different ideologies.

Why does everything in this country always have to come down to race? Honestly, the fuck?

YOU decided not to go to school.

YOU decided to not invest in your future and simply live for today.

YOU decided to smoke weed, do drugs or drink till you pass out.

I'm honestly fucking naar of it all.

If this isn't allowed here, I apologize, but fuck man.

Kom reg.

I’ve been in CPT for a while and I’m getting bored of going to the same 3 places….

What’s a true hidden gem you feel like few people know about? (Extra appreciation if it’s ideal for an introvert)

Thanks for your help!

Edit: Guys I’m from Cape Town I grew up in Durbanville and moved and came back😭💀 I’m pretty confused now🫣 where are we sharing info so it doesn’t get out to tourists🫠 coz I can’t think of a better way to get this info.

General Discussion UCT and avoiding international research

I’m going to preface by saying that I’ve always been a very progressive person politically. My experience at UCT so far has been mixed. I’ve enjoyed the people and atmosphere, but I can’t help but feel that my education is being limited by the university’s way of teaching.

I’ve noticed that there has been an extreme and constant discussion surrounding ‘decolonizing the curriculum’ in all my courses. While I certainly agree with the premise, I find myself being retaught the same concept over and over every week. The biggest issue that I have with this is that I seem to find my courses actively avoid discussing anything that isn’t South African research. While I understand that Western media has a negative relationship with our country’s foundation, I can’t help but feel that the constant shunning and avoidance of anything labeled Western is detrimental to my education and knowledge. I might be overreacting a bit, but I do like the rest of the world has made extremely significant contributions to knowledge, and I feel it’s irresponsible to neglect that simply because we are a country with a colonial history.

Is it like this at every South African uni? I hope what I have said makes sense.

I keep on getting sms’s about fines and i am sure they are scams. But i like to verify. And i cannot stand paid-for or third party websites that need all my info and account creation to access MY fines. Is there not one authoritative place where i can go in and look at my fines i might have, from all across the country, and be sure sure?

Looking For... CPT-JHB moving company

Hello Cpt community! We are in a bit of a pickle, our moving company has let us know they can't assist anymore in Jan with a move from CPT-JHB area.

Do you have any reliable suggestions? Its a 1.5 bedroom apartment, so not too many things. Pricing not critical, but obviously needs to be reasonable (yes, I know the petrol prices...) but we got a range we are looking at based on the quote we received.

Last resort is doing it ourselves.
